If you’ve found a house plan or concept that’s almost perfect, but you’d like to have changes made, we’re happy to offer our drafting services to help out!
Because every site is unique, many home plans need minor tweaks and adjustments in order to meet local codes in your area and to best fit the plan to your chosen lot. These small adjustments can often be handled by your builder and/or structural engineer as part of the process of getting your building permit and constructing your home.
If, however, you’re thinking of more extensive customizations, it may be time to get a qualified building designer involved. Your builder may know of a local designer who can make these changes for you, or we invite you to reach out to us for an estimate by filling out the form at the bottom of this page!
Any changes are possible! From adding a window, to changing a garage entry, to redesigning a home exterior in an entirely different architectural style, your dream home is possible with our plans.
The question comes down to how much time it will take us to execute all requested changes, and how much you wish to invest beyond the purchase of the plan itself. Because many changes--even those that sound simple on the surface--affect multiple layers of the home itself, the time and skill involved reach far beyond an easy point and click process.
Some changes may sound simple, like raising the ceiling height or moving windows and doors around, but they actually involve major adjustments to the entire structure, impacting the foundation layout, all floor plans, the roof layout, and potentially the elevation. This doesn’t mean that these changes are impossible, of course, and we want you to be able to have your home just the way you want it, it simply means that changes that affect many layers of the plan will cost more due to the hours and skill required to change them.
Depending on the plan you select, the home’s size, and the complexity of modifications requested, the average cost to customize a plan is between $1,000-$4,000, not including the cost of the plan.
If the changes you’d like made are rather extensive, or if, for example, you’d like to combine aspects of several of our plans, we may refer you instead to LGA Studios. The talented team of designers and drafters there specialize in custom home design and also have firsthand experience working with our plans.
Our process begins with you filling out our Plan Modification Inquiry form at the bottom of this page. We’ll then send you a more extensive design questionnaire to make sure we fully understand your project and requests, which you can fill out and return to us at your leisure. Please be sure to include as many details as possible, including sketches, images, and references. Once we have all the preliminary information we need, we’ll prepare a complimentary estimate for you.
Based on your requests, we’ll make every effort to provide you with an upfront, honest assessment of how long we think your requested changes may take us to make, and a ballpark cost for making them. Please note that you will also be required to purchase the PDF version of the full house plan in addition to the cost of modifications.
To give you some idea of cost, small changes may be in the ballpark of $500-$1,000, plus the cost of the plan, medium changes may be $1,000-$2,000, plus the cost of the plan, and larger changes can be upwards of $2,000, plus the cost of the plan.
If you accept the proposal and wish to proceed, the cost of the plan plus half of the quoted amount will be due immediately, and we’ll get to work! The second half of the quoted amount (adjusted for additional hours involved as necessary) will be due upon our completion and delivery of the work to you.
Most of the time, we can complete your preliminary plan with your requested changes in around a month, at which point you’ll have a chance to review them. We want to make sure you’re satisfied with your plans, so this may include a virtual meeting or further email correspondence at this point to give you a chance to communicate any cleanup notes you may have. (Larger changes requested at this time beyond those included in the initial modification proposal may involve additional fees and time.)
Once you approve the preliminary drawings, it will take us approximately four to five weeks to complete the work and deliver the files to you.
As designers, we love working visually, so one of the best ways for us to get you an accurate quote is to have you sketch out your ideas! Download a Home Concept Sketch of the plan or plans you’re most interested in (your first two concept sketches are free) and draw out the changes you’d like made, as seen in the diagram below. When we send you our design questionnaire (the next step after you reach out to us), you’ll have a chance to upload the image(s) through our form or email them to us.
If your requests are stylistic (change the architectural style of the elevation, add a coffered ceiling, etc.), try creating a Pinterest board or a Houzz Idea Book of a few images that are similar to what you’re looking for and then add the links to the form or send them over in an email!
If you know you’d like more extensive changes made to your plan (beyond just bringing the plan up to local code) and you want to work with a local designer (your builder, neighbors, and building department are great sources for recommendations), you’ll want to purchase the Full House Plan Set as a CAD file to enable your designer to make modifications more easily.
If you choose to have Rocky Mountain Plan Company make your modifications, you’ll only need to purchase the Full House Plan Set as a digital PDF, because we already have access to the CAD version.
Most of the time, it’s easier to add square footage to a plan than to deduct it. Just something to keep in mind when browsing home plans.
