Picture pulling up to a crisp modern farmhouse — timber brackets framing the covered porch, a welcoming light glowing over the front door — and knowing this is your place. Whether you’re envisioning a mountain retreat, a multi-generational family home, or a vacation property that works as hard as you do, the Abraham Lake plan was designed to deliver. With flexible 2-4 bedrooms, soaring vaulted ceilings, and an optional walkout lower level that transforms hillside lots from a challenge into a defining feature, this is modern farmhouse living at its finest.

Step through the 233 sf covered front porch and into a great room that commands attention. The ceiling vaults from 10 feet to a soaring 15 feet at its peak, flooding the space with natural light and creating an open, airy feel that never gets old. The kitchen anchors the heart of the home with an island ready for morning coffee, meal prep, or impromptu entertaining, flowing naturally into the living and dining areas so you’re always part of the fun.

The main-level primary suite offers a true retreat, with ceilings rising from 9 feet to 12’5” — a detail that transforms an ordinary bedroom into something that feels genuinely luxurious. A dedicated study on the main level gives you a proper home office, a reading nook, or a client meeting space right where you need it.

Outside, 527 sf of thoughtfully planned outdoor living awaits: a 150 sf covered deck for shade-covered lounging and a 144 sf uncovered deck for sun-soaked afternoons. The 83’ wide footprint means every window and deck can be oriented to face exactly the view your lot has to offer.

Head upstairs to the bonus room, where ceilings vault to 11’6” — a flex space ready to become a second home office, a bunk room for visiting family, a playroom, or a creative studio.

For buyers building on a hillside lot, the optional walkout lower level changes the calculus entirely. An additional 1,087 sq ft of finished living space — with room for two additional bedrooms and expanded baths — plus 562 sf of unfinished storage and a 330 sf covered patio that leads directly to your yard transforms this plan from a beautiful home into something extraordinary. Total finished space with the walkout: 3,119 sq ft.

Questions About Abraham Lake:

What's included in my plan purchase, and what's handled locally?

Every Rocky Mountain Plan Company plan is a complete digital plan set: floor plans, exterior elevations, cross-sections, roof ridge plan, foundation layout, and electrical plan. You choose PDF or CAD at checkout, and a single-use build license is included.

A few things are handled locally by design, because they depend on your lot, climate, and code: the site plan showing where the home sits, site-specific structural engineering, mechanical/plumbing/HVAC drawings, energy calculations, and a professional stamp if your state requires one (states including CA, NY, NJ, IL, and NV often do). Your builder, engineer, and subcontractors add these during the build. It's the normal division of labor in residential construction, not a gap in the plans. See exactly what's in every plan set →

Are these plans stamped by an engineer?

Our plans don't come pre-stamped, and that's standard across the pre-drawn plan industry, not a gap in the design. Most jurisdictions require a licensed local engineer to review the plans for your specific site conditions (snow load, wind zone, seismic zone, soil) and apply their stamp before issuing a building permit. Mountain and hillside lots especially tend to trigger this. If you'd like a referral to a trusted engineering firm, just ask. How engineering and permitting work →

Can I preview the plan before buying?

We offer Bid Sets for $500. A Bid Set includes the floor plans and elevation views, labeled "Not For Construction," and is ideal for getting an initial cost estimate from a builder before committing to the full plan. If you move forward, the $500 applies as credit toward your full plan purchase. Contact us to request a Bid Set →

PDF or CAD: Which do I need?

PDF works for most builds — ready to print and share with contractors and inspectors, suitable when no significant changes are needed. CAD files (.dwg) are fully editable and the preferred format if you're making meaningful modifications, or your designer or engineer wants to work directly in the files. Buying CAD also includes the PDF set. Not sure? Start with PDF, you can always come back and add CAD later. Full comparison: PDF vs. CAD →

Can I modify or mirror this plan?

Yes, and it's completely expected. Most buyers change at least something. Your best first call is a local designer, architect, or engineer who knows your area's codes and site conditions. Modifications range from minor on-site builder adjustments and redline markups to CAD-level layout changes and full redesigns. See how modifications work →

If you simply want to flip the layout to suit your lot or view, choose a right-reading reverse when adding the plan to your cart. This will mirror the plan while keeping every dimension and note readable. For anything more, reach out and we'll point you in the right direction. How right-reading reverse works →

What does the build license allow?

Your purchase includes a Single-Structure License: the right to build this plan once, on one lot. You can print as many copies as your build team needs and share them with your builder, engineer, and municipality for that project.

Planning to build more than once? An Unlimited Building License is available for selection now or any time after. Plain-English license overview →

How soon do I get my plans?

Standard digital delivery is 1–2 business days after your signed license, Monday through Friday. (Weekend orders begin processing Monday.) Add-ons like a right-reading reverse or an alternate foundation add 3–4 business days. Files are delivered by email once your license is signed.
