Forty Years of Hillside Design. Starting with Your Lot.

Walkout basement plans are among the most searched — and most misunderstood — designs in residential architecture. The right plan doesn't just accommodate a slope; it's designed around it. Lower levels that open directly to grade, rear decks that float above a view, drive-under garages that use the grade as a design feature rather than a workaround. Our 40+ years of Rocky Mountain design experience is most visible in this collection, where terrain is never an afterthought.

Plans here range from compact vacation cabins on sloped mountain lots to spacious multi-level homes with fully finished walkout lower levels, outdoor living spaces on every floor, and the kind of view orientation that makes every morning feel intentional. Whether you're building in the Rockies, the Blue Ridge, the Sierra Nevada, or on a lake lot in the Midwest, these plans were made for your site. All meet 2018 IRC standards and are available in PDF or with CAD files for site-specific modifications.

The Hillside Advantage

Why a Sloped Lot Is Actually an Advantage

Most buyers come to this collection with a concern: I have a sloped lot — will anything work for me?
The better question is what a hillside site makes possible that a flat lot simply can't.

Finished Space You Don't Pay Extra For

A walkout lower level is square footage your grade gives you. Instead of cutting into a hillside to bury a basement, a properly designed walkout plan opens the lower level directly to grade — with real windows, real daylight, and real livability. It's not a basement. It's a floor of your home.

Views From Every Level

Hillside lots don't just give you a view from the top floor — they give you a different view from every level. A rear deck off the main floor. A patio at grade off the lower level. A primary suite balcony above it all. The best walkout plans are designed to capture all of it.

Outdoor Living That Actually Gets Used

Flat-lot homes often have one outdoor space. Hillside homes have several — and each one serves a different purpose and time of day. Our plans layer outdoor living across levels: covered decks for year-round use, open decks for summer, lower patios for fire pits and evening gatherings. The terrain makes it possible. The design makes it intentional.

A Few Things Worth Knowing Before You Build on a Slope

Hillside lots have a few extra steps that flat lots don't — and knowing about them up front makes the whole process smoother. Most jurisdictions require a geotechnical report before permitting on a sloped site. Mountain areas often have additional engineering requirements for snow loads, wind zones, and soil conditions. A local engineer who knows your site is the single most valuable person you can bring in early.

Our plans are designed with these realities in mind — but the site-specific layer is always local. If you're early in your process and want to understand what building on a hillside involves, our FAQ is a good place to start — or just reach out and we're happy to talk through your specific situation.
