Are you looking for a plan with a petite footprint that still packs in plenty of function and style? Look no further than Imogene Lake – a one-level Craftsman cottage with three bedrooms and beautiful indoor and outdoor living space.

This floor plan comes in just over 1500 square feet, and is sized perfectly for small families, downsizing couples, and professionals. Its narrow width means it can fit on many urban infill sites, and its Craftsman charm makes it a welcome fit in more historic or traditional neighborhoods.

The covered front porch with tapered columns welcomes you in, and the home opens up to a great room anchored by a corner fireplace and an arched opening leading to the spacious kitchen. The front bedroom with optional French doors makes for a beautiful home office for those working from home.

The primary suite is tucked away at the rear of the plan and features porch access, dual closets, and an ensuite bathroom. A third bedroom on the main level has a walk-in closet, front site views, and a shared bath.

The rear porch gives you a private sanctuary to relax in nature or entertain in warmer months. This energy-efficient plan devotes all of its layout to living space and does not include a garage, giving you the opportunity to consider building a detached garage on your site or even a carriage house, where you can then lease out the upper level for additional income or use it for hobby space.

Are these plans stamped by an engineer?

Our plans don't come pre-stamped, and that's standard across the pre-drawn plan industry, not a gap in the design. Most jurisdictions require a licensed local engineer to review the plans for your specific site conditions (snow load, wind zone, seismic zone, soil) and apply their stamp before issuing a building permit. What's not included in my plan set?

Your plan set is the complete architectural design. A few things are handled locally rather than by us, by design: structural engineering and calculations, your site or plot plan, mechanical, plumbing, and HVAC drawings, and energy calculations. These depend on your lot, your climate, and your local code, so your builder, engineer, and subcontractors add them as part of every residential build. None of this is a gap in the plans; it's the normal division of labor in construction. What's included in every plan set →

Can I preview the plan before buying?

We offer Bid Sets for $500. A Bid Set includes the floor plans and elevation views, labeled "Not For Construction," and is ideal for getting an initial cost estimate from a builder before committing to the full plan. Which foundation type is right for my lot?

Different lots call for different foundations. Here's the quick version:

Slab — Best for flat lots, often in warmer climates. Simple, cost-effective, and low-maintenance, with the main level built directly on grade.

Crawl Space — A good fit for flat or gently graded lots where you want the floor raised off the ground, with room underneath for access to plumbing and mechanical runs.

Daylight Basement — Ideal for gently to moderately sloped lots. The lower level is set into the grade but still gets windows and natural light on the downhill side, turning what would be a dark basement into real living space.

Walkout Basement — Made for sloped and hillside lots. The lower level opens directly to grade on the downhill side, with full doors and windows and direct outdoor access, so it lives like a true part of the home rather than a basement.

The foundations available for a given plan are shown in the options above. If you need a foundation type that isn't listed for the plan you want, reach out and we'll let you know what's possible. Alternate or changed foundations are handled as a modification and add to your timeline.

Can I modify this plan?

Yes, and it's completely expected. Most buyers change at least something. We'd recommend starting with a local drafter, designer, or engineer who knows your area's codes and site conditions. PDF or CAD: Which do I need?

PDF works for most builds. Those are your construction documents, ready to print and share. If you're planning significant modifications, or your engineer or contractor prefers to work directly in the files, the CAD add-on (+$500) is worth it. Not sure? Can I flip the plan? (Right-Reading Reverse)

Yes. A right-reading reverse (+$250) mirrors the entire plan, all floors, foundation, roof plan, and elevations, while keeping every dimension, label, and note fully readable rather than backwards. It's the clean way to flip a layout to suit your lot or your view. How right-reading reverse works →

What does the build license allow?

Your purchase includes a Single-Structure License: the right to build this plan once, on one lot. You can print as many copies as you need for your build team and share them with your builder, engineer, and local municipality for that one project. Planning to build it more than once? How long until I get my plans?

Standard digital delivery is 1–2 business days after your signed license, Monday through Friday. (Weekend orders begin processing Monday.)
