About This Plan:

If you've found the view lot, Abrams Mountain is the home to put on it. It's a mountain craftsman lodge built around a vaulted, timber-trussed great room that opens straight to the outdoors, with a primary suite wing that earns the word retreat. And because it's drawn as a true walkout, the lower level opens to grade at the back and gives you a whole second floor of living.

You come in through a foyer that frames the view before you've even taken your coat off. Ahead, the great room rises into vaulted timber trusses around a corner fireplace, and it runs open to a gourmet kitchen, a breakfast nook under a domed ceiling, and a formal dining room. Off the great room, a covered outdoor living area stretches the gathering space into the open air, so on a clear day the inside and the mountain read as one room.

The primary suite sits in its own wing on the main floor, well away from the rest of the house. It has a spa-like bath with a soaking tub and a walk-in shower, and dual walk-in closets sized for two. A study near the entry gives you a quiet room to work or read without carving into the bedrooms. Keeping the daily living on the main level is the point of the layout: you can run the house without using the stairs unless you want to.

Outside the great room, the plan keeps living outdoors: the covered outdoor area, a covered front porch, an uncovered deck, and a rear patio give you a spot for every hour of the day.

Down the stairs, the walkout lower level opens to grade at the back of the house. A few things are handled locally by design, because they depend on your lot, climate, and code: the site plan showing where the home sits, site-specific structural engineering, mechanical/plumbing/HVAC drawings, energy calculations, and a professional stamp if your state requires one (states including CA, NY, NJ, IL, and NV often do). Are these plans stamped by an engineer?

Our plans don't come pre-stamped, and that's standard across the pre-drawn plan industry, not a gap in the design. Most jurisdictions require a licensed local engineer to review the plans for your specific site conditions (snow load, wind zone, seismic zone, soil) and apply their stamp before issuing a building permit. PDF or CAD: Which do I need?

PDF works for most builds — ready to print and share with contractors and inspectors, suitable when no significant changes are needed. CAD files (.dwg) are fully editable and the preferred format if you're making meaningful modifications, or your designer or engineer wants to work directly in the files. Can I modify or mirror this plan?

Yes, and it's completely expected. Most buyers change at least something. Your best first call is a local designer, architect, or engineer who knows your area's codes and site conditions.
