Goat Hill is the plan most of our ADU buyers come back to. It puts a complete 575 sf studio over a real two-car garage, on a footprint that fits an ordinary backyard. Rent it out, move a parent in, or run your shop below and live above.
Up the stairs from the garage, the studio opens into one bright room that lives bigger than its square footage. The cross-gable roofline gives it a vaulted ceiling that climbs to 9'5", so 575 square feet never feels boxed in. The kitchen runs a generous 14 feet along one wall, the living area keeps its own zone, and a sleeping nook sits at the back where a bed belongs, a little apart from the rest.
Below, the two-car garage is the real thing at 720 square feet, not a token bay. The front door handles the cars. A second door at the rear lets you pull equipment straight through, set up a workshop, or store the mower and the bikes without crowding the parking, and that rear access comes standard.

Every Rocky Mountain Plan Company plan is a complete digital plan set: floor plans, exterior elevations, cross-sections, roof ridge plan, foundation layout, and electrical plan. You choose PDF or CAD at checkout, and a single-use build license is included.
A few things are handled locally by design, because they depend on your lot, climate, and code: the site plan showing where the home sits, site-specific structural engineering, mechanical/plumbing/HVAC drawings, energy calculations, and a professional stamp if your state requires one (states including CA, NY, NJ, IL, and NV often do). Are these plans stamped by an engineer?
Our plans don't come pre-stamped, and that's standard across the pre-drawn plan industry, not a gap in the design. Most jurisdictions require a licensed local engineer to review the plans for your specific site conditions (snow load, wind zone, seismic zone, soil) and apply their stamp before issuing a building permit. We offer Bid Sets for $500. PDF or CAD: Which do I need?
PDF works for most builds — ready to print and share with contractors and inspectors, suitable when no significant changes are needed. CAD files (.dwg) are fully editable and the preferred format if you're making meaningful modifications, or your designer or engineer wants to work directly in the files. Can I modify or mirror this plan?
Yes, and it's completely expected. Most buyers change at least something. Your best first call is a local designer, architect, or engineer who knows your area's codes and site conditions. Modifications range from minor on-site builder adjustments and redline markups to CAD-level layout changes and full redesigns. See how modifications work →

What does the build license allow?
Your purchase includes a Single-Structure License: the right to build this plan once, on one lot. You can print as many copies as your build team needs and share them with your builder, engineer, and municipality for that project.
