About This Plan:

You want to live where the good stuff is: walk to coffee, be near the cafes and corner restaurants, skip the long drive in. The catch is those lots are narrow. Yellow Birch is built for exactly that: a modern 1,509 sf, two-bed, 2.5-bath home that fits in a 23-foot-wide footprint and still finds room for a garage.

The main level keeps everything you use day to day downstairs and open. The living room, kitchen, and dining share one bright space that runs the depth of the home, then spill out to a covered front porch and a back patio, so you get outdoor room without needing a big yard. A powder room handles guests, and the one-car garage tucks in alongside. On a 23-foot lot, that garage is the hard part most narrow plans skip. Yellow Birch doesn't.

Upstairs is all bedrooms. The primary suite stretches the full 22-foot width of the house at the front, with its own bath and a walk-in closet. The second bedroom at the back is a genuine 14 by 14, big enough for a guest or a roommate without anyone feeling shortchanged. Are these plans stamped by an engineer?

Our plans don't come pre-stamped, and that's standard across the pre-drawn plan industry, not a gap in the design. Most jurisdictions require a licensed local engineer to review the plans for your specific site conditions (snow load, wind zone, seismic zone, soil) and apply their stamp before issuing a building permit. PDF works for most builds — ready to print and share with contractors and inspectors, suitable when no significant changes are needed. CAD files (.dwg) are fully editable and the preferred format if you're making meaningful modifications, or your designer or engineer wants to work directly in the files. Can I modify or mirror this plan?

Yes, and it's completely expected. Most buyers change at least something. Your best first call is a local designer, architect, or engineer who knows your area's codes and site conditions.
